Notice period for student housing: duration, template letter, and procedures in 2026
What is the legal notice period for student housing?
Almost all student housing units are rented furnished; therefore, the legal notice period is one month. This protective rule applies automatically at any time of the year, and the property manager cannot demand supporting documentation or impose a penalty for early departure. This duration does not vary based on the city or the management company. However, the specific terms may depend on the type of lease agreement you have signed.
The general one-month rule for furnished rentals
Article 25-8 of the 1989 Act allows a tenant in a furnished property to terminate their lease at any time, provided they give one month's notice. No reason needs to be provided, and no supporting documentation is required. To terminate a lease for a furnished property, you are not required to provide proof of anything.
Many students confuse this policy with the rules for unfurnished housing, where the notice period is three months (or one month in "high-demand" areas—*zones tendues*). A student who reads a guide intended for unfurnished apartment leases and applies it to their own studio apartment may panic unnecessarily. The three-month notice period never applies to standard furnished rentals, and student housing is no exception.
