By Manuel Ravier, Head of Rental Support at residenceetudiante.fr · Published on September 29, 2026

The short answer

A standard legal rental application consists of four categories of documents: proof of identity, proof of address, proof of employment status, and proof of income. Landlords must strictly adhere to the list of documents established by Decree No. 2015-1437.

What are the four mandatory documents for a tenant?

French regulations govern the list of documents that must be submitted. For your application to be accepted, you must provide a valid document for each of the four legal categories: proof of identity, current address, employment status, and income level.

The governing regulation dates back to November 5, 2015. Decree No. 2015-1437 establishes an exhaustive list, meaning a landlord cannot add any extra documents of their own choosing—no matter how politely they ask. For a student rental application, this list is brief.
